What is a Construction Set-Out Survey?
A construction set-out survey (sometimes just called a set-out) transfers the positions shown on your approved plans onto the ground so the building can be constructed in the correct location.
Using total stations and other equipment, we mark out key points such as:
Building corners and wall lines
Footings, piers and slabs
Grids for commercial and industrial buildings
Driveways, retaining walls and other structures near boundaries
The set-out ties your design back to the title boundaries and levels so the finished structure matches the plans lodged with council and building surveyors.
What is an As-Built (As-Constructed) Survey?
An As-Built Survey (also known as an as-constructed survey) shows where works have actually been constructed on site.
Councils, engineers and building surveyors often require an as-built plan to confirm:
Buildings are within approved setbacks
Finished floor levels match design
Services, drainage, driveways and infrastructure are in the correct location
North West Land Surveyor prepares clear, certified As-Built plans in PDF and CAD formats so you can demonstrate compliance before final sign-off or statement of compliance.
When Do You Need Set-Out or As-Built Surveys?
Builders and developers across Essendon, Glenroy, Sunbury, Craigieburn, Melton, Caroline Springs, Sunshine, Werribee and Point Cook use these surveys for:
New Homes & Knockdown-Rebuilds
Set-out surveys ensure new houses are positioned correctly on the block – clear of easements, within boundary setbacks and aligned to design.
Extensions & Renovations
Where additions are close to boundaries or existing structures, a set-out helps avoid encroachments and problems with overlooking/overshadowing calculations.
Townhouse & Unit Developments
Multi-unit projects rely on accurate set-outs to position each dwelling, garages, driveways, services, common property and visitor parking exactly as designed.
Commercial & Industrial Projects
Grid and footing set-outs for warehouses, factories and commercial buildings keep structures aligned and on-design, reducing construction risk.
Compliance & Final Approvals
As-built surveys are commonly required at the end of a project to confirm that buildings, drainage and infrastructure have been installed as approved.
What’s Included in Our Construction Set-Out Service?
Every project is different, but a typical set-out from North West Land Surveyor may include:
Checking the title boundaries via existing survey marks or a Title Re-Establishment Survey (if required)
Establishing a site datum and control for ongoing works
Marking building corners, wall lines, grids and offsets with stakes, nails or paint
Setting out critical levels such as finished floor levels, slab levels and key design points
Providing set-out sketches or CAD files showing what has been marked and reference dimensions from boundaries or control lines
We work closely with builders and site supervisors to ensure set-outs are done at the right time and in the right format for the trade that follows.
Need a Construction Set-Out or As-Built Survey?
If you’re building, extending or developing in Melbourne’s north or west, we can provide the set-out and as-built surveys you need to keep your project on track.
Our Set-Out & As-Built Survey Process
Information & Quote
You send us your architectural/engineering plans and tell us what needs to be set out or surveyed. We review the drawings, confirm any boundary survey requirements, then provide a fixed-price quote.
Pre-Start Checks
Where necessary, we confirm boundary positions (or rely on a recent boundary survey) and establish site control and datums so all trades are working from the same reference.
Field Set-Out or As-Built Survey
Our surveyor attends site with the required information loaded into our instruments, carries out the set-out or pickup, and liaises with the site supervisor to confirm what has been done.
Marking & Documentation
We physically mark the required points and provide a set-out sketch or as-built plan in PDF and CAD formats. For as-built work, we show actual constructed positions and levels compared to design where needed.
Ongoing Support
Many builders and developers engage us multiple times over the life of a project (initial set-out, additional stages, final as-built). We’re available to answer questions from the builder, engineer or building surveyor as the project progresses.

Daniel P – Melton
“We needed an urgent construction set-out for a townhouse project in Brunswick. The guys squeezed us in and provided the set-out plans that afternoon so we didn’t lose time on site.”
Anthony G – Brunswick
“North West Land Surveyor provided a boundary survey and site levels for our knockdown-rebuild in Glenroy. They were professional, easy to contact, and worked well with our designer. It went well with Council and we were happy with the outcome.”
Rebecca S – Glenroy
Construction Set-Out & As-Built Survey Costs
Fees depend on:
The type and size of the building or project
Whether a Title Re-Establishment Survey is required
Number of set-out visits needed (e.g. footing set-out, frame set-out, additional stages)
Complexity of levels and design (single vs multi-level, multi-unit sites, commercial works)
We’ll review your plans and provide a clear, fixed-price quote for the set-out or as-built survey so you can build the cost into your project budget.
Frequently Asked Questions
1. Do I need a boundary survey before a set-out?
If the building or structure is close to a boundary, it’s best practice (and often required) to confirm the title boundary first with a Title Re-Establishment Survey. Where there are reliable existing survey marks or recent surveys, we can sometimes work from those. We’ll advise the most appropriate approach when we review your plans.
2. How early should I book a set-out?
Ideally, contact us as soon as you know your construction dates. This allows us to schedule set-outs ahead of key stages so you’re not waiting on the day. For urgent or weather-driven changes, we’ll do our best to accommodate.
3. What do I need to provide?
We usually need:
- The latest architectural and structural drawings (PDF and CAD if available)
- Details of the builder or site supervisor and approximate dates for set-out
The clearer the information, the smoother the set-out will be.
4. What is the difference between a set-out and an as-built survey?
- A set-out happens before construction and marks where things are to be built.
- An as-built happens after installation and records where things actually ended up.
Many projects need both – set-out for construction, then as-built for final approvals.
5. Can you provide as-built surveys for drainage and services?
Yes. We can pick up pipe locations, pits, manholes, finished surface levels and other infrastructure to prepare as-built plans for engineers, councils and water authorities.
